Default Creaky Car and Rusty Brakes

Can anyone help me with two issues? First of all, I bought a 2001 V70XC AWD that had been sitting for four months. I got it for much below book value (Edmunds) expecting I would need to put some money into it. My husband is not a happy camper about the whole thing but it is my car. Here's two issues I'm curious about. 1. When I back out of the driveway and as I start to go forward the car has a creaking sound. Seems to be coming from the front. 2. My mechanic says I need new brakes. I know they were just replaced a year ago but he says because the car sat for so long they were all rusted. This doesn't make sense to me because there would be an awful lot of cars on the new car lots with bad brakes. I really do trust my mechanic but this just doesn't sound right. Any suggestions or advice ?

Without seeing your brakes I would be speculating.
The creaking could be worn out subframe bushings
